• Quick Application: The process is faster compared to a full tear-off, minimizing disruption to your operations.

Limitations:
• Not Suitable for All Roofs:
Roofs with wet insulation or significant flaws in the existing membrane are not ideal candidates for coating.
• Surface Condition: The roof must be in relatively good condition without large imperfections.

 

Option 2: Layover

A layover is typically more affordable than a full replacement.
• Minimized Exposure: Because the existing roof remains in place, the building’s interior is less exposed to potential weather damage during the process.

• Improved Insulation: New insulation, meeting at least R-30 per building codes, is installed, enhancing energy efficiency.
• Long-Term Solution: This option provides the most comprehensive and durable solution, often with the best long-term performance.

Limitations:
• Higher Cost: This is typically the most expensive option due to the labor and materials involved.
• Increased Disruption: The building may be more exposed during the removal process, requiring careful planning to mitigate risks.
